The house around the door
A residential repair is a mechanical job that happens to sit in a household. The garage may be the entrance everyone actually uses. It may be a gym, a laundry, or the only buffer between summer heat and a bedroom. That is why a seal, a slam, and a 6 a.m. opener are part of the brief even though the failed part might be a roller or a sensor. We still do not skip the system check. Balance, cables, track, sections, and the opener are inspected in an order that keeps a broken spring from being misnamed as a bad remote. The house context changes what we recommend after the fault is found. It does not change physics.
Tell us single-car or two-car, attached or detached, alley or street driveway. Older Dallas and Fort Worth lots often mean a tight approach and, sometimes, extension springs. Newer subdivisions usually mean a wide sectional door, torsion springs, and a ceiling full of storage that the opener rail has to clear. Townhome garages add shared drives and rules you did not write. If an association controls color or windows, bring the rule when the conversation might become replacement. We follow written rules. We do not negotiate them.
Daily use, noise, and the people in the opening
Photo eyes exist because children, pets, and bicycles cross the opening. A repair that restores travel and leaves the eyes facing the wrong way is not finished. Noise complaints get the same honesty: a chain, a dry hinge, and a flat roller are different spends. We separate them before suggesting a new door or a new opener. If the door has simply become the loudest thing on a quiet street, maintenance or rollers may be the whole job. If it banged and went heavy, stop using it and read springs.
Two doors on a three-car garage are two scopes unless you say you want both. We will not assume the quiet door is included, and we will not refuse to look at it if you ask. A car trapped inside is more urgent than a car that can stay in the drive. Say which one you have so the emergency path is used only when it fits.
What a house call is not
It is not a different company standard from general repair. It is the same inspection, explained for the way a home uses the door. It is not a stack of city pages. Texas cities do not get different physics. They get a confirmed address and a window, which is the service area rule. It is not a place we publish how many homes we have visited.
